SGD Fire Protection Ltd was appointed by Avrenim FM to carry out comprehensive passive fire stopping works at the Maid Marian development in Nottingham on behalf of Xenia Students.
The project formed part of a wider programme to ensure the building achieved full compliance with current fire safety legislation and that the integrity of fire compartmentation was maintained throughout the structure. All works were completed under SGD Fire Protection Ltd’s FIRAS certification, providing independent assurance of quality, competence and compliance.
Project Objectives & Execution
Maid Marian is a Student Accommodation located within Nottingham city centre. Due to the complexity of the building and the volume of mechanical, electrical and plumbing services installed, numerous service penetrations were formed through fire rated walls and floors. These penetrations presented a critical risk to the building’s fire strategy if not correctly treated.
The objective was to reinstate fire resistance, limit the spread of fire and smoke, and provide full traceability for the completed installations.
SGD undertook fire stopping of service penetrations through compartment walls and floors, sealing around mechanical, electrical and plumbing services, and the treatment of complex and mixed service openings. Existing non compliant penetrations were identified, assessed and remediated to ensure consistency with the building’s fire strategy. Upon completion, comprehensive installation records and photographic evidence were compiled and issued.
SGD Fire Protection Ltd was pleased to continue its collaborative relationship with the use of Bolster Systems, which played a key role in supporting the Golden Thread of information throughout the works.
Bolster Systems enabled real-time tracking of progress through detailed before-and-after photographic records, location-based tagging and comprehensive installation data, also allowing our clients secure access throughout the project to monitor progress.
The primary challenge on the Maid Marian project was the high volume and variation of service penetrations created by multiple trades. This increased the potential for inconsistencies and non compliant openings if not carefully managed.
Trained and competent operatives completed the works, with ongoing inspections undertaken throughout the installation process. Full photographic records and an asset register were provided on completion, delivering complete traceability and confidence in the integrity of the fire stopping.
Throughout the project, SGD adhered to its core values of integrity, honesty and excellence. These values guided every stage of the works, from initial coordination and product selection through to installation and final handover, ensuring the highest standards were achieved on every aspect of the project.
The fire stopping works at Maid Marian were completed on time and to a high standard, fully supporting the building’s overall fire safety strategy. The completed installations successfully reinstated fire resistance across all treated penetrations, reducing the risk of fire and smoke spread and ensuring regulatory compliance.
The project further demonstrated SGD’s ability to deliver reliable, compliant and fully documented passive fire protection solutions on complex commercial developments.
“We’re extremely proud of the outcome of this project and grateful to Avrenim Facilities Management for the opportunity and for the continued strength of our working relationship.
This marks the first of many projects for Xenia Students across the UK. A huge credit to our team, who delivered the project to a high standard, completing the works smoothly with zero issues, accidents, or incidents on site.”
